Roofing questions Campbell River homeowners ask us
Campbell River Roofing answers these questions for homeowners in Campbell River, on Quadra Island and in Sayward. We reply to a quote request within 24 hours, and below are the ones we get asked most: what a re-roof costs, how long it takes, and who to ask about a permit.
- How much does a new roof cost in Campbell River?
- We charge $7 to $25 or more per square foot of roof surface, depending on the material, the roof pitch, the tear-off labour and the waste disposal. On a standard 1,500 to 2,000 square foot roof surface that is $12,000 to $22,000 for an asphalt shingle re-roof and $25,000 to $48,000 or more for metal. You get the price in writing after we have been up on your roof.
- How much does a roof repair cost?
- Small repairs are $300 to $800 — sealing small leaks, replacing two or three shingles, or re-flashing a chimney or a vent. Medium repairs are $800 to $2,500, for moss-damaged rot spots, small valley leaks and flashing at multiple skylights. Large repairs are $2,500 to $6,000 or more, for plywood deck replacement, systemic leaks and re-sheathing rotten sections.
- How long does a re-roof take?
- We finish most residential re-roofs in one to three days, depending on the size of the roof and the weather.
- How long does an asphalt shingle roof last, and how long does metal?
- We quote asphalt shingle roofs on a 20 to 30 year service life, and metal roofs on 50 years or more.
- Shingles or metal for a house here?
- Asphalt shingles cost less up front, at $7.50 to $12 per square foot installed with tear-off included. Metal is $14 to $25 or more per square foot, and it stands up to the rain, the coastal air, the branches and the wind. We price both on your own roof so you can put the two side by side.
- Do I need a building permit to re-roof my house in Campbell River?
- Put your own job to the City's Building Services, and we will check it with them before anything starts. The City runs one building permit application form, and it covers every project type the City lists. You will find those types set out in the permits guide.
- What about a property outside the city?
- The Strathcona Regional District says building permits are required for new construction, alteration, addition or demolition of a building or structure in Electoral Area D only, and that Electoral Areas A, B and C do not have Building Bylaws and do not require building permits. We put your job to the authority that covers your address and tell you what it said before we start.
- What does it cost to get rid of the old roof?
- Tear-off and disposal sit inside the price we quote you. The rate behind that part of your price is the Waste Management Centre's $205 per tonne for construction and demolition waste, which is a general rate and not a roofing one.
- Do you clean moss off roofs?
- Yes. We take the moss off the shingles by hand, then clear whatever it has been feeding — the valleys, the gutters, the downpipes. We tell you what we saw on the roof when we come down.
- What areas does Campbell River Roofing cover?
- We work in Campbell River, Oyster River and Sayward, and on Quadra Island and Cortes Island, across the Strathcona Regional District. Send us an address anywhere in between and we will tell you whether we can get to it.
- Are you insured?
- Yes. We carry $2M liability insurance and WorkSafeBC coverage.
- How fast do you get back to me?
- We reply to a quote request within 24 hours. The written price follows the site visit, once we have been up on your roof and measured it.
